Oil, Rust and Mildew Stains
on Austin Concrete
Oil, rust, and mildew can stain sidewalks, patios, pool decks, and garage floors around your home. At ATX Clean Pressure Washing, we pre-treat each stain with a suitable cleaning solution, then pressure wash, rinse, and inspect the surface. If any areas need more attention, we treat them again. Austin’s humid summers can encourage algae and mildew, so call us at (512) 379-6087 to schedule a concrete cleaning.
Concrete Surfaces We Clean
in Austin
We clean every concrete surface on your property besides the driveway. The method is the same on each one: pre-treat, pressure wash, rinse. The stain decides which chemical we reach for.
Sidewalks and Walkways
Sidewalks and front walkways clean up the same way. A base driveway clean covers the driveway itself. When you want the sidewalk and front walkway handled too, we add them at the next package level.
Patios
On patios, organic growth and mildew are what we usually find, so we treat them with our algaecide soft-wash solution before we wash. Rust from metal patio furniture is a different story, and we cover it in our rust removal work below.
Pool Decks and Pool Areas
Pool decks and the areas around them collect organic growth too. Here the algaecide does the heavy lifting; we let it dwell, then wash and rinse the surface clean.
Garage Floors
Oil is the usual find on a garage floor. We pre-treat it with a degreaser, give it time to break down, then pressure wash and rinse.
What Sets Our
Concrete Cleaning Apart
A good concrete clean takes more than pressure and water. Three things stand behind ours.

Every Stain Gets Its Own Chemistry
We have cleaned just about every stain a slab can take, from oil and tire marks to mildew and rust. We keep up with the latest equipment and solutions, and we travel for training so our crew stays sharp.

A Method Matched to the Slab
Not every slab wants the same pressure. Newer concrete gets a gentler approach that still brings it clean. Older concrete gets a process built for its age and condition.

Hot Water When the Stain Calls for It
Some stains give up faster under heat. For those, we bring in a hot-water unit that runs 125 to 250°F. It cuts the grease and buildup that a cold wash leaves behind. We use it only where the job needs the extra heat.

How Our Concrete
Cleaning Works
The Free Estimate
Reach out by call, text, email or the online form, and a real person answers to ask what you need cleaned. We size up the job and quote it by the area and the type of stain. There's no one-size number, since a patio and a pool deck aren't the same job. Once you approve, a signed estimate and a 30% deposit on a card on file get you on the schedule.
Scheduling and the Day-Before Prep Text
You get a confirmation and reminders by text and email. The day before, we send a prep flyer so you can move cars and furniture off the slab. On the day itself, you'll hear from us when the crew is on the way.
Protecting Plants and Pre-Treating Each Stain
Before any cleaning starts, we saturate your plants with water and rinse them again when we're done. Then we match the pre-treatment to the stain: a degreaser for oil, algaecide for organic growth, and a dedicated remover for rust.
Dwell Time, Then the Pressure Wash
We let the pre-treatment dwell so it can break the stain down. Then we pressure wash the surface for a deep clean. On tougher jobs, the hot-water unit comes in to finish it off.
Rinse, Inspect and Repeat
We rinse the surface and inspect the result up close. Where a spot is still holding on, we treat and wash it again. We repeat that for as many passes as the slab needs.
Before-and-After Photos and the Walk-Around
When the work is done, we take before-and-after photos of every area we cleaned. If you're home, we walk the slab with you. The balance is then charged to the card on file. And if something doesn't look right, we come back and take care of it.
Rust Removal
for Concrete and Patios
Rust is a stain all its own. Sprinkler and irrigation overspray, fertilizer, battery acid and metal patio furniture all leave rust stains that won't pressure wash off; they need the right chemistry. We locate and assess each stain, then treat it with one of several high-powered rust-removal chemicals that break the bond and lift it from the root. A heavy rinse follows, and we treat again if a stain hasn't fully released. Even so, we don't promise every rust stain disappears completely, and we'll say so before we start. You can book it on its own or add it to a driveway, concrete or house wash; either way it's priced per stain, $249 minimum.

What Customers Say
Frequently Asked Questions
How often should I have my concrete cleaned?
Most concrete does best with a cleaning every six months to a year. That's the schedule we suggest for most homes to keep a slab looking consistent.
Will oil stains come out of my concrete completely?
Older oil stains usually lighten a lot, though they may not come all the way out. We treat, rinse, inspect and repeat as many times as it takes to get the best result the surface will give. We also tell you what to expect before we start.
How long does concrete cleaning take?
It depends on the scope, anywhere from a couple of hours to a couple of days. A small slab is quick; a property with several stained surfaces takes longer.
