Exterior Cleaning for HOAs
in Austin, TX
Algae and Mildew
on Austin HOA Homes and Clubhouses
Algae and mildew can build up on home exteriors and clubhouse walls throughout HOA communities, especially during Austin’s hot, humid summers. ATX Clean Pressure Washing uses a soft wash for homes and clubhouses, then pre-treats and pressure washes concrete surfaces. Call us at (512) 379-6087 to schedule a property walkthrough.
The Community Areas We Clean
in Austin
Here is every area we clean across the community, each handled the way that surface needs.
Community Home Exteriors
We clean the homes with a soft wash, using our algaecide soft-wash solution to lift algae and mildew gently, without stressing the siding. That is the right call for the limestone exteriors you see all over Austin. It works the same on Hardie board, stucco, vinyl and metal siding.
Driveways and Sidewalks
Driveways and sidewalks are flatwork, so they get the concrete process. We pre-treat first, degreaser for oil and algaecide for organic growth, then pressure wash and rinse the surface clean.
Pool Decks
Pool decks take the same flatwork process. We match the pre-treatment to the stain on the slab, then pressure wash and rinse it down.
Clubhouses
Clubhouses get the same soft wash as the community homes, finished with a full rinse.
Playground and Play Equipment
Playgrounds and play equipment are part of the community scope we quote, so a board does not have to handle them as a separate job.
Choosing Your HOA
Cleaning Scope
How much of the community gets cleaned is your call. Some boards want every home done. Others want every driveway and sidewalk, or just the amenities, or a mix of all of it. We scope the work to the community at the walkthrough, so you pay for exactly the areas you want cleaned. On a bigger scope, we split the work into sections so it stays orderly from start to finish.
Soft Washing Community Tennis
and Hard Courts
Community tennis courts and other hard courts call for a careful hand. Court surfaces get a soft wash only. High pressure damages a court almost immediately, so we never use it. We apply our algaecide solution, let it work, and rinse the surface clean. Court cleaning is usually folded into an HOA amenity program alongside the homes and common areas.
What Sets Our Exterior Cleaning
for HOAs Apart
For a whole community, a board needs more than a clean finish. It needs a crew it can count on and keep track of.

Boards and Managers Always Know Where We Are
We work your community in structured sections, one area at a time, instead of scattering the crew across the property. On a multi-day project, you get daily progress updates and before-and-after photos as each section is finished. You never have to chase us to find out where the job stands.

Insured and Vetted for Work Across the Community
Our crew works on and around residents' homes across the whole community, so a board should know exactly who is on the property. We're fully licensed and insured: $2 million in general liability plus a $5 million umbrella, the coverage downtown Austin high-rises require of their vendors. Our technicians are OSHA-trained and background-checked before they ever step on your property.

How Our Exterior Cleaning
for HOAs Works
The On-Site Walkthrough and Written Proposal
Reach out by phone, text, email, or our online form, and a real person answers. We walk the community with your board or property manager to see every area in scope. Then we send a written proposal from our office.
Signed Proposal and Vendor Paperwork
Every job runs on a signed proposal before we start. We supply a COI, W-9 and references on request, so your vendor file is complete.
Scheduling and Confirmations
Once the proposal is signed, we set the dates and send automated email and text confirmations and reminders. The board and manager always know when we are coming.
Protecting Plants and Surfaces
Before any cleaning starts, we water and protect the plants and surrounding surfaces at each building we are about to work on.
Soft Washing Home and Clubhouse Exteriors
We run the soft-wash system across the home and clubhouse exteriors, applying our algaecide soft-wash solution to kill the growth, then rinse everything down.
Pre-Treating and Pressure Washing the Concrete
For the driveways, sidewalks and pool decks, we pre-treat each stain first, lifting oil with a degreaser and organic growth with algaecide. Then we pressure wash the flatwork and rinse it clean.
Working One Section at a Time
We finish one section of the community before we move to the next, so the work stays organized and nothing gets missed.
Final Walk-Around and Invoice
We do a final walk-around with your board or property manager to confirm every section meets the mark, then invoice on standard 30-day terms.
The Promise Behind
Every Job
We aim for perfect, but if anything isn't right, tell us; we'll come back out, touch it up and make it right. We don't disappear after the invoice. That promise covers our workmanship, start to finish. Before we begin, we are straight with you about which stains will fully lift. We are also clear that algae and mildew can return over time, so there are no surprises later.
What Customers Say
Frequently Asked Questions
How long does it take to clean an HOA community in Austin?
It depends on how much of the community is in scope. Larger communities run from a couple of days to a couple of weeks. Because we work the property in sections, you can see steady progress the whole way.
How much does HOA exterior cleaning cost?
Every community is different, so there is no set price. We walk the property with your board or property manager first, then put the numbers in writing. Free custom proposal, priced by project scope.
Do you offer recurring cleaning agreements for HOAs?
Yes. We set up annual, semi-annual or project-based agreements to keep the community from drifting back to where it started. More frequent service can earn a price break, which we set in your proposal.
